--GENERAL HOUSE RULES-- NO unregistered guests allowed - Maximum of 8 registered guests on property NO parties or events Be respectful of the property and neighbors. Treat the house as if it were your own. Clean up after yourself. NO smoking inside the house - If there is smoke smell or evidence of smoking inside the house, a $300 charge will be applied from your security deposit. If items are damaged, your security deposit will be used for these items Please respect the noise curfew. Please turn off the AC when you go out. Please respect check-in and check-out times. Please follow all check out instructions. Please take care of the furnishings. You have to pay for damages that exceed the security deposit. Please don’t rearrange the furniture. Please do your dishes. Please clean the BBQ grill if it was used. Please take the trash out before you leave. No illegal substances allowed on the premises. --TRASH & RECYCLING-- If you are staying at the house during trash and recycling days, please take the bins out to the street. Trash (large gray bin): Wednesday & Saturday Mornings Recycling (small yellow & blue bins): Saturday Mornings --GUEST RESERVATION RULES-- NO LOCALS Must be 25+ to make a reservation **THIS IS A NON SMOKING PROPERTY! No smoking is allowed inside the home or outside on the property. If there is any sign of smoking after your checkout, there will be a $150 charge added to your stay. **MUST BE 25 YEARS OLD TO RENT! ** GRILL RULES: Owner does not refill the propane in between guests. We will reimburse you if you need to fill the tank. Propane should be turned OFF immediately after using the grill. **PET POLICY: Our home is limited to 2 dogs at a time. An additional charge of $50 will be charged for any additional pets not approved. Please do not leave a dog unattended in our home or your car at any time, unless crated. **There will be a $50 fee to clean excess hair up; damages will be charged to the card on file. Any professional services will be billed as well. **Sublet The unit CANNOT be sublet, shared or assigned. Only the persons shown on the booking form are permitted to stay in the property. If deemed necessary, we will remove unauthorized guests from the property, without reimbursement, and we will not be liable for the cost of alternative accommodations. **Disputes/Liability HOST shall not be liable for damages resulting from injury to any person or any person's property in connection with this Rental Agreement or while on the premises. GUESTS agree to indemnify and hold harmless Agent or Owner from any liability, loss or obligation resulting from any such injuries or damages. -- OUTDOOR BBQ GRILL -- Owner does not refill propane in between stays. If propane is empty, we will reimburse you $25 to get it filled upon sending the receipt. Owner is not responsible for cleaning the grill. This is an outdoor item that is subject to wear and tear from the weather and elements outside. QUIET HOURS NOTICE 10:00 PM – 7:00 AM Please help us keep the peace and respect our neighbors and the city ordinance: 🔇 No outdoor music, speakers, or amplified sound 🤫 Keep voices low on the patio, pool area, driveway, and in front of the house 🚪🪟 Close doors and windows if chatting late at night 🌙🚫 No gatherings outside during quiet hours ⚠️ Violations will result in a $500 fine NO SMOKING / VAPING POLICY 100% smoke-free home & property. Please help us keep the air fresh and the home safe: 🚭 No smoking or vaping anywhere on-site (tobacco, marijuana, e-cigs)—indoors, patio, pool area, yard, or driveway. 🚫 No evidence of smoking on the property at all—odor, ash, cigarette butts, burns, residue, or devices. 🚪 If you choose to smoke, please do so OFF the property and away from doors/windows. 🧯 Dispose of cigarette butts properly off-site; never leave them on the grounds. 💵 $500 fine for any smoking or evidence of smoking, plus additional cleaning/replacement if needed.

Guests will have access to the entire property during your stay.
